NOTICE OF TRUSTEE'S SALE

    

	The following described real property will be sold at public auction
to the highest bidder, purchase price payable in lawful money of the
United States of America at the time of sale, 111 at the main entrance
of the Seventh Judicial District Courthouse, 149 East 100 South,
Price, Utah, on Friday, July 27, 2012, at the hour of 12:00 noon of
that day for the purpose of foreclosing a deed of trust originally
executed by Clinton Z. Christensen, in favor of Mortgage Electronic
Registration Systems, Inc., as nominee for Bank of Utah, its
successors and assigns, covering real property located at
approximately 272 North 100 West, Price, Carbon County, Utah, and more
particularly described as:

BEGINNING 325.125 FEET NORTH OF THE SOUTHWEST CORNER OF LOT 2, BLOCK
7, LOCAL SURVEY OF SECTION 16, TOWNSHIP 14 SOUTH, RANGE 10 EAST,
SLB&M; THENCE NORTH 65 FEET; THENCE EAST 210 FEET; THENCE SOUTH 65
FEET; THENCE WEST 210 FEET TO BEGINNING.
LESS THEREFROM THE FOLLOWING: BEGINNING AT A POINT 325.125 FEET NORTH
OF THE SOUTHWEST CORNER OF LOT 2, BLOCK 7, LOCAL SURVEY OF SECTION 16,
TOWNSHIP 14 SOUTH, RANGE 10 EAST SLB&M AND RUNNING THENCE EAST 210
FEET; THENCE NORTH 9 7/8 FEET; THENCE WEST 210 FEET; THENCE SOUTH 9
7/8 FEET TO THE PLACE OF BEGINNING.    1-687

	The current beneficiary of the trust deed is JPMorgan Chase Bank,
National Association, and the record owner of the property as of the
recording of the notice of default is Clinton Z. Christensen.  The
trustee's sale of the aforedescribed real property will be made
without warranty as to title, possession, or encumbrances.  Bidders
must be prepared to tender $20,000.00 in certified funds at the sale
and the balance of the purchase price in certified funds by 10:00 a.m.
the following business day.  The trustee reserves the right to void
the effect of the trustee's sale after the sale based upon information
unknown to the trustee at the time of the sale, such as a bankruptcy
filing, a loan reinstatement, or an agreement between the trustor and
beneficiary to postpone or cancel the sale.  If so voided, the only
recourse of the highest bidder is to receive a full refund of the
money paid to the trustee.  THIS IS AN ATTEMPT TO COLLECT A DEBT. ANY
INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE.
