   The following described property will be sold a public auction to
the highest bidder, payable in lawful money of the United States, at
the Main Entrance of the Carbon County Courthouse located at 149 East
100 South, Price, Utah 84501 on June 8, 2012 at 10:00 a.m. for the
purpose of foreclosing a Deed of Trust originally dated July 17, 2003
and recorded on July 23, 2003, as Entry no. 99967, in Book 540 at Page
420, executed by Brandon Cole Stevenson and Cassidy Netz Stevenson
(Steveson), as (Trustor) and USDA Rural Development at (Trustee), and
the United States of America Acting through the Rural Housing Service
or Successor Agency, United States Department of Agriculture, as
(Beneficiary), as filed in the office of the County Recorder of Crbon
County, State of Utah, covering real property described as follows:

	All of Lot 5 and the North 17 feet of Lot 4, FAIRVIEW ADDITION to the
Price Townsite Survey, according to the official plat thereof.

Purported Property Address: 411 West 300 North, Price, Utah 84501

	South Eastern Utah Title Company was appointed as Successor Trustee
as recorded April 27, 2012 in Book 769 at Page 52. The record owner of
the property as of the recording of the Notice of Default is Brandon
Cole Stevenson and Cassidy Netz Stevenson.

	The opening credit bid will be approximately $89,009.00, additional
fees may be added. Bidders must be prepared to tender to the trustee
$5000.00 at the sale and the balance of the purchase price by 10:00
a.m. the day following the sale. Both payments must be in the form of
a bank or credit union cashier check, wire transfer or certified funds
payable to South Eastern Utah Title Company.
