Notice Of Trustee's Sale

    
The following described property will be sold at public auction to the
highest bidder, payable in lawful money of the United States at the
time of sale, at the Carbon County Court Complex, 149 East 100 South,
Price, Utah  84501, on August 9, 2011, at 10:00 a.m. of said day, for
the purpose of foreclosing a trust deed dated January 25, 2007, and
executed by BRAYDEN N. LUCERO, as Trustor, in favor of MORTGAGE
ELECTRONIC REGISTRATION SYSTEMS, INC., as Beneficiary, which Trust
Deed was recorded on January 29, 2007, as Entry No. 121521, in Book
638, at Page 106, in the Official Records of Carbon County, State of
Utah covering real property purportedly located at 585 South 100 East,
Price, Utah  84501 in Carbon County, Utah, and more particularly
described as:

ALL OF LOT 23, BLOCK 3, STERLING ADDITION TO THE CITY OF PRICE,
ACCORDING TO THE OFFICIAL PLAT THEREOF, RECORDED AS ENTRY NO. 10423,
RECORDS OF THE CARBON COUNTY RECORDER.

Tax ID: 1-1973-56

 The current Beneficiary of the trust deed is MORTGAGE ELECTRONIC
REGISTRATION SYSTEMS, INC., and the record owner of the property as of
the recording of the Notice of Default is BRAYDEN N. LUCERO.

 Bidders must tender to the trustee a $5,000.00 deposit at the sale
and the balance of the purchase price by 2:00 p.m. the day following
the sale.  Both the deposit and the balance must be paid to Lincoln
Title Insurance Agency in the form of a wire transfer, cashier's check
or certified funds.  Cash payments, personal checks or trust checks
are not accepted.
