Notice Of Trustee's Sale

    
 The following described property will be sold at public auction to
the highest bidder, payable in lawful money of the United States at
the time of sale, at the Carbon County Court Complex, 149 East 100
South, Price, Utah  84501, on May 24, 2011, at 10:00 a.m. of said day,
for the purpose of foreclosing a trust deed dated April 15, 2008, and
executed by JASON SIMONSEN , as Trustor, in favor of AMERICA FIRST
FEDERAL CREDIT UNION, A UTAH CORPORATION as Beneficiary, which Trust
Deed was recorded on April 17, 2008, as Entry No. 128724, in Book 670,
at Page 612, in the Official Records of Carbon County, State of Utah
covering real property purportedly located at Lot 38, Scofield
Mountain Est., Scofield, Utah  84526 in Carbon County, Utah, and more
particularly described as:

LOT 38, OF THE SCOFIELD MOUNTAIN ESTATES PHASE 2, ACCORDING TO THE
OFFICIAL PLAT THEREOF, ON FILE AND OF RECORD IN THE CARBON COUNTY
RECORDER'S OFFICE.

Tax ID: 2A-0057-0038

            The current Beneficiary of the trust deed is AMERICA FIRST
FEDERAL CREDIT UNION, A UTAH CORPORATION, and the record owner of the
property as of the recording of the Notice of Default is JASON
SIMONSEN .

            Bidders must tender to the trustee a $5,000.00 deposit at
the sale and the balance of the purchase price by 2:00 p.m. the day
following the sale.  Both the deposit and the balance must be paid to
Lincoln Title Insurance Agency in the form of a wire transfer,
cashier's check or certified funds.  Cash payments, personal checks or
trust checks are not accepted.
