the highest bidder, payable in lawful money of the United States at
the time of the sale, "at the East Main Entrance, Courts Complex,
Carbon County Courthouse, 149 East 100 South, Price, Utah", on May 3,
2011, at 1:00 PM, of said day, for the purpose of foreclosing a trust
deed dated August 31, 2005 and executed by TERRY M. WHEELER,
INDIVIDUALLY, as Trustor(s) in favor of MORTGAGE ELECTRONIC
REGISTRATION SYSTEMS, INC. as Beneficiary, covering the following real
property located in Carbon County:
BEGINNING 731 FEET EAST OF THE SOUTHEAST CORNER OF THE SOUTHWEST
QUARTER OF SECTION 6, TOWNSHIP 15 SOUTH, RANGE 11 EAST OF THE SALT
LAKE BASE AND MERIDIAN AND RUNNING THENCE NORHT 194 FEET 2 INCHES,
THENCE EAST 65 FEET; THENCE SOUTH 194 FEET 2 INCHES, THENCE WEST 65
FEET TO BEGINNING. TAX ID#18-137
Together with all the improvements now or hereafter erected on the
property, and all easements, appurtenances, and fixtures now or
hereafter a part of the property.

The address of the property is purported to be 453 EAST MAIN,
WELLINGTON, UT 84542. The undersigned disclaims liability for any
error in the address. The current Beneficiary of the trust deed is THE
BANK OF NEW YORK MELLON FKA THE BANK OF NEW YORK, AS TRUSTEE FOR THE
CERTIFICATEHOLDERS CWABS, INC., ASSET-BACKED CERTIFICATES, SERIES
2005- 17, BY BAC HOME LOANS SERVICING, LP, FKA COUNTRYWIDE HOME LOANS
SERVICING, LP, BY BAC GP, LLC, ITS GENERAL PARTNER, AS AIF, and the
record owners of the property as of the recording of the notice of
default is reported to be TERRY M. WHEELER, INDIVIDUALLY.
Bidders must be prepared to tender to the trustee, RECONTRUST
COMPANY, N.A., $5,000.00 at the sale and the balance of the purchase
price by 12:00 noon the day following the sale and deliverable to:

made available to the successful bidder within three business days

title, liens, possession, taxes, encumbrances, or condition of the
