The following described property will be sold at public auction to
the highest bidder on August 5, 2010 at 1:30 p.m. at the Main
Entrance to the CARBON County Courthouse, 149 EAST 100 SOUTH, PRICE,
UT 84501, in the County of CARBON by BRYAN W. CANNON, as Successor
Trustee, and CitiFinancial Mortgage Company, current Beneficiary,
under the Deed of Trust dated April 7, 2000, made by FRANCES A.
SANCHEZ, as Trustor recorded April 12, 2000 as Entry No. 079632 in
Book 453 at page 45 of official records of CARBON county, given to
secure indebtedness in favor of CitiFinancial Mortgage Company by
reason of certain obligations secured thereby.
Notice of Default was recorded March 31, 2010 as Entry No. 805128
of said official records.
Trustee will sell at public auction to the highest bidder payable in
lawful money of the United States, without warranty as to title,
possession or encumbrances. Bidders must be prepared to tender the
purchase price in the amount bid within 24 hours of the sale by

THE OFFIICAL PLAT THEREOF, RECORDED IN BOOK A OF PLATS, AT PAGE 22,
RECORDS OF CARBON COUNTY RECORDER

The record owner(s) of the property as of the recording of the Notice
of Default are Frances A. Sanchez.
This sale is for the purpose of paying obligations secured by said
Deed of Trust including fees, charges and expenses of Trustee,
advances, if any, under the terms of said Deed of Trust, interest
thereon and the unpaid principal of the note secured by said Deed of
Trust with interest thereon as in said note and by law provided.
Bidders must tender to the trustee a $5,000.00 deposit at the sale
and the balance of the purchase price by 12:00 noon the day following
the sale. The deposit must be in the form of a bank or credit union
cashier's check or bank official check payable to Bryan W. Cannon and
Associates. The balance must be in the form of a wire transfer, bank
or credit union cashier's check, bank official check or U.S. Postal
money order payable to Bryan W. Cannon and Associates. Cash payments
are not accepted. A trustee's deed will be delivered to the
