Notice Of Trustee'S Sale

    
The following described property will be sold at public auction to the
highest bidder at the time of sale at the front entrance of the Carbon
County Courthouse, 149 E. 100 S., Price, Utah, on February 12, 2010 at
12:00 p.m.; foreclosing a Trust Deed recorded March 23, 1998 executed
by Linda K. Trauntvein (aka Linda Kay Trauntvein), as Trustor, in
favor of Beneficial Mortgage Co. of Utah, covering real property
located in Carbon County at 65 W. 400 S., Price, UT 84501, and
described as follows:

	Beginning at the point which is 923 feet East of the Northwest corner
of the Southwest Quarter of Section 21, Township 14 South, Range 10
East, Salt Lake Base and Meridian; thence South 150 feet; thence East
50 feet; thence North 150 feet; thence West 50 feet to the point of
beginning.   

	The current beneficiary of the Trust Deed is Beneficial Utah, Inc.,
successor by merger to Beneficial Mortgage Co. of Utah and, as of the
recording of the Notice of Default, the property was owned, according
to record, by Bridget Lee Denny and Linda K. Trauntvein (aka Linda Kay
Trauntvein) and Nicole Lee Butkovich. The sale is without any warranty
and is voidable by the Trustee, without any liability, for any fact
unknown to the Trustee at the time of sale.  The successful bidder
must provide certified funds to the Trustee within 24 hours of the
sale.
