NOTICE OF TRUSTEE'S SALE
The following described real property will be sold at public auction
to the highest bidder, purchase price payable in lawful money of the
United States of America at the time of sale, 111 at the main entrance
of the Seventh Judicial District Courthouse, 149 East 100 South,
Price, Utah, on Friday, June 13, 2014, at the hour of 12:00 noon of
that day for the purpose of foreclosing a deed of trust originally
executed by Norma I. Rosenbach, in favor of JPMorgan Chase Bank, N.A.,
covering real property located at approximately 603 East Geneva, East
Carbon, Carbon County, Utah, and more particularly described as:
ALL OF LOT 12, BLOCK 3, PLAT D, DRAGERTON SUBDIVISION, ACCORDING TO
THE OFFICIAL PLAT THEREOF.
ALSO: A PARCEL OF LAND LOCATED IN THE SOUTHWEST QUARTER OF THE
SOUTHEAST QUARTER OF SECTION 1, TOWNSHIP 15 SOUTH, RANGE 13 EAST, SALT
LAKE BASE AND MERIDIAN, AND BEING ADJACENT TO THE NORTHERLY BOUNDARY
OF LOT 12, BLOCK 3, PLAT D, DRAGERTON SUBDIVISION, AND MORE FULLY
DESCRIBED AS FOLLOWS: BEGINNING AT THE NORTHWEST CORNER OF SAID LOT 12
AND RUNNING THENCE NORTH 12Â°24' WEST 80 FEET; THENCE NORTH
77Â°36' EAST 60 FEET; THENCE SOUTH 12Â°24' EAST 80 FEET TO THE
NORTHEAST CORNER OF SAID LOT 12; THENCE SOUTH 77Â°36' WEST 60 FEET
ALONG THE NORTHERLY LINE OF SAID LOT 12 TO THE PLACE OF BEGINNING.
(TAX ID # 1C-654 AND 1C-654-1) SITUATE IN CARBON COUNTY, STATE OF
The current beneficiary of the trust deed is JPMorgan Chase Bank,
National Association, and the record owner of the property as of the
recording of the notice of default is Norma I. Rosenbach. The
trustee's sale of the aforedescribed real property will be made
without warranty as to title, possession, or encumbrances. Bidders
must be prepared to tender a cashier's check in the amount of
$20,000.00 at the sale. The balance of the purchase price must be paid
by cashier's check or wire transfer received by 12:00 noon the
following business day. The trustee reserves the right to void the
effect of the trustee's sale after the sale based upon information
unknown to the trustee at the time of the sale, such as a bankruptcy
filing, a loan reinstatement, or an agreement between the trustor and
beneficiary to postpone or cancel the sale. If so voided, the only
recourse of the highest bidder is to receive a full refund of the
money paid to the trustee. THIS IS AN ATTEMPT TO COLLECT A DEBT. ANY
INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE.
