NOTICE OF TRUSTEE'S SALE

	The following described property will be sold at public auction to
the highest bidder, payable in lawful money of the United States, at
the Main Entrance of the Carbon  County Courthouse located at 149 East
100 South, Price, Utah 84501 on November 29, 2013 at 10:00 a.m. for
the purpose of foreclosing a Deed of Trust originally dated November
28, 2007 and recorded on November 29, 2007 in Book 660 at Page 616 as
Entry # 126714, executed by Cheryl Ann Cloward, as (Trustor) and The
United States of America acting through the Rural Housing Service or
Successor Agency, United States Department of Agriculture as
(Trustee), and United States of America, acting through the Rural
Housing Service or Successor Agency, United States Department of
Agriculture, as (Beneficiary), as filed in the office of the County
Recorder of Carbon County, State of Utah, covering real property
described as follows:

	All of Lot 255, Cedar Hills Plat "B", according to the official plat
thereof, recorded in Book 3, of Plats, at Page 151, records of the
Carbon County Recorder.

	Excepting therefrom all oil, gas and other minerals which were
previously conveyed or reserved. 

Tax Parcel No.:        1-1810-255
Purported Property Address:	574 North Cottonwood Road
                                            	Price, Utah 84501

	South Eastern Utah Title Company was appointed as Successor Trustee
as recorded September 12, 2013 in Book 803 at Page 779. The record
owner of the property as of the recorded of the Notice of Default is
Cheryl Ann Cloward and the current Beneficiary is unchanged and is the
same as noted above.

	The opening credit bid will be approximately $104,526.00, additional
fees may be added. Bidders must be prepared to tender to the trustee
$5,000.00 at the sale and the balance of the purchase price by 2:00
p.m. the day following the sale. Both payments must be in the form of
a bank or credit union cashier check, wire transfer or certified funds
payable to South Eastern Utah Title Company.
