   NOTICE OF TRUSTEE'S SALE 

	APN: 01-1596-0000 Trust No. 12-00976-8 Ref: David L. Kouris IMPORTANT
NOTICE TO PROPERTY OWNER YOU ARE IN DEFAULT UNDER A DEED OF TRUST
Dated: March 11, 2008. UNLESS YOU TAKE ACTION TO PROTECT YOUR
PROPERTY, IT MAY BE SOLD AT A PUBLIC SALE. IF YOU NEED AN EXPLANATION
OF THIS PROCEEDING, YOU SHOULD CONTACT A LAWYER. On July 26, 2013, at
11:00 A.M. James H. Woodall, as duly appointed Trustee under a Deed of
Trust recorded on June 2, 2008, as Entry No. 129402, in book 673, at
pages 627, of the official records in the office at the County
Recorder of Carbon County, State of Utah executed by David L. Kouris,
a married man, as Trustor, will sell at public auction to highest
bidder, payable in lawful money of the United States at the time of
sale. Successful bidders must tender a deposit of $20,000 in certified
funds to the Trustee at the time of sale, with the balance due by noon
the following business day, at the office of the Trustee. If the sale
is set aside for any reason, the purchaser at the sale shall be
entitled only to a return of the deposit paid. The purchaser shall
have no further recourse against the borrower, the lender, or the
Trustee. At the main entrance of the Carbon County District Court, 149
East 100 South, Price, Utah, all right, title and interest conveyed to
and now held by it under said Deed of Trust in the property situated
in said County and State described as: Beginning at a point which is
75 feet South, of the Northwest corner, of Block 20, Park Dale
Townsite; and Running thence South 75 feet; Thence East 150 feet;
Thence North 75 feet; Thence West 150 feet, to the point of beginning.
The street address and other common designation, of the real property
described above is purported to be: 886 North 440 East, Price, Utah
84501. The undersigned Trustee disclaims any liability for any
incorrectness of the street address and other common designation, if
any, shown herein. Said sale will be made without covenant or
warranty, express or implied, regarding title, possession, condition
or encumbrances, including fees, charges and expenses of the Trustee
and of the Trusts created by said Deed of Trust, to pay the remaining
principal sums of the note(s) secured by said Deed of Trust.  The
current Beneficiary of the Trust Deed as of the date of this notice
is: Wells Fargo Bank, N.A. The record owner of the property as of the
recording of the Notice of Default is: David L. Kouris, a married man.
