NOTICE OF TRUSTEE'S SALE
The following described property will be sold at public auction to
the highest bidder, payable in lawful money of the United States at
the time of sale, at the Carbon County Court Complex, 149 East 100
South, Price, Utah 84501, on May 28, 2013, at 10:00 a.m. of said day,
for the purpose of foreclosing a trust deed dated September 21, 2007,
and executed by ROY J. RICH, as Trustor, in favor of MORTGAGE
ELECTRONIC REGISTRATION SYSTEMS, INC. SOLELY AS NOMINEE FOR BANK OF
UTAH, A UTAH CORPORATION as Beneficiary, which Trust Deed was recorded
on September 25, 2007, as Entry No. 125731, in Book 656, at Page 306,
in the Official Records of Carbon County, State of Utah covering real
property purportedly located at 773 North 800 East, Price, Utah 84501
in Carbon County, Utah, and more particularly described as:
BEGINNING AT A POINT 120 FEET SOUTH OF THE NORTHEAST CORNER OF BLOCK
14, PARK DALE TOWNSITE, AND RUNNING THENCE NORTH 8 FEET; THENCE WEST
75 FEET; THENCE SOUTH 8 FEET; THENCE WEST 24 FEET; THENCE SOUTH 59
FEET; THENCE EAST 99 FEET; THENCE NORTH 59 FEET TO THE POINT OF
BEGINNING. SITUATE IN CARBON COUNTY, STATE OF UTAH.

The current Beneficiary of the trust deed is UTAH HOUSING
CORPORATION, and the record owner of the property as of the recording
of the Notice of Default is ROY J. RICH.
Bidders must tender to the trustee a $20,000.00 deposit at the sale
and the balance of the purchase price by 2:00 p.m. the day following
the sale. Both the deposit and the balance must be paid to Lincoln
Title Insurance Agency in the form of a wire transfer, cashier's check
or certified funds. Cash payments, personal checks or trust checks
are not accepted.
