    NOTICE OF TRUSTEE'S SALE

IMPORTANT NOTICE TO PROPERTY OWNER YOU ARE IN DEFAULT UNDER A DEED OF
TRUST Dated: December 17, 2008. UNLESS YOU TAKE ACTION TO PROTECT YOUR
PROPERTY, IT MAY BE SOLD AT A PUBLIC SALE. IF YOU NEED AN EXPLANATION
OF THIS PROCEEDING, YOU SHOULD CONTACT A LAWYER. On May 24, 2013, at
11:00 A.M. James H. Woodall, as duly appointed Trustee under a Deed of
Trust recorded on December 26, 2008, as Entry No. 132395, in book 688,
page 608, of the official records in the office at the County Recorder
of Carbon County, State of Utah executed by Vladimir Penovich and
Mandy J. Penovich, as Trustors, will sell at public auction to highest
bidder, payable in lawful money of the United States at the time of
sale. Successful bidders must tender a deposit of $20,000 in certified
funds to the Trustee at the time of sale, with the balance due by noon
the following business day, at the office of the Trustee.  At the main
entrance of the Carbon County District Court, 149 East 100 South,
Price, Utah, all right, title and interest conveyed to and now held by
it under said Deed of Trust in the property situated in said County
and State described as: A Parcel of land located within the Southeast
quarter, of the Southeast quarter of Section 34, Township 15 South,
Range 10 East, Salt Lake Base and Meridian, more particularly
described as follows: Beginning at a point 43.64 feet North and 30.58
feet West of the Southeast corner of Section 34, Township 15 South,
Range 10 East, Salt Lake Base and Meridian; Thence South 89 degrees,
49'57'' West, 247.84 feet; Thence North 17 degrees, 02'35'' West,
895.20 feet; Thence North 76 degrees, 34'10'' East, 46.37 feet; Thence
North 65 degrees, 31'05'' East, 278.33 feet; Thence North 57 degrees,
03'23'' East, 94.30 feet; Thence North 70 degrees, 36'05'' East, 96.01
feet; Thence North 89 degrees, 27'22'' East, 72.20 feet, more or less,
to the East boundary of said Section 34; Thence South along said
boundary 295.93 feet; Thence South 86 degrees, 54' West, 62.92 feet;
Thence South 1 degree, 28'17'' East, 14.45 feet; Thence South 86
degrees, 34'47'' West, 182.03 feet; Thence South 16 degrees, 05'22''
East, 770.68 feet to the point of beginning; Basis of bearing North 90
degrees, 00' East, between the Southwest corner and the South quarter
corner of Section 35, Township 15 South, Range 10 East, Salt Lake Base
and Meridian; Excepting therefrom all oil, gas, and other minerals and
mineral rights, in and to said lands. The street address and other
common designation, of the real property described above is purported
to be: 1966 East 8900 South, Price, UT 84501. The undersigned Trustee
disclaims any liability for any incorrectness of the street address
and other common designation, if any, shown herein. Said sale will be
made without covenant or warranty, express or implied, regarding
title, possession, condition or encumbrances, including fees, charges
and expenses of the Trustee and of the Trusts created by said Deed of
Trust, to pay the remaining principal sums of the note(s) secured by
said Deed of Trust.  The current Beneficiary of the Trust Deed as of
the date of this notice is: Wells Fargo Bank, N.A. The record owner of
the property as of the recording of the Notice of Default is: Vladimir
