   NOTICE OF TRUSTEE'S SALE 

APN: 01-0774-0000 TRA: notset Trust No.  1344145-23 Ref: chipman,
douglas IMPORTANT NOTICE TO PROPERTY OWNER YOU ARE IN DEFAULT UNDER A
DEED OF TRUST, DATED February 21, 2002 UNLESS YOU TAKE ACTION TO
PROTECT YOUR PROPERTY, IT MAY BE SOLD AT A PUBLIC SALE.  IF YOU NEED
AN EXPLANATION OF THE NATURE OF THE PROCEEDING AGAINST YOU, YOU SHOULD
CONTACT A LAWYER. On May 20, 2013, at 11:00am, James H. Woodall, as
duly appointed Trustee under and pursuant to Deed of Trust recorded
February 25, 2002, as inst. No. 090296, in book 497, page 168, of
Official Records in the office of the County Recorder of Carbon
County, State of Utah executed by Douglas D Chipman and Cindy Kaye
Chipman, Husband And Wife  WILL SELL AT PUBLIC AUCTION TO HIGHEST
BIDDER, PAYABLE IN LAWFUL MONEY OF THE UNITED STATES AT THE TIME OF
SALE, (Successful bidders must tender a deposit of $20,000 in
certified funds to the Trustee at the time of sale, with the balance
due by noon the following business day, at the office of the Trustee),
At the main entrance of the carbon county district court 119 E. 100 S.
Price, Utah all right, title and interest conveyed to and now held by
it under said Deed of Trust in the property situated in said County
and State described as: Beginning 330 feet north and 104 feet east of
the northwest corner of lot 2, block 9, local survey of section 16,
township 14 south, range 10 east. salt lake base meridian; and running
thence west 4 feet; thence south 50 feet; thence east 53 feet; thence
north 50 feet; thence east 47 feet; thence north 54 feet, thence west
96 feet; thence south 54 feet to the point of beginning. The street
address and other common designation, if any, of the real property
described above is purported to be: 126 East 300 North Price  Ut 
84501  Estimated Total Debt as of May 20, 2013 is $56,617.66. The
undersigned Trustee disclaims any liability for any incorrectness of
the street address and other common designation, if any, shown herein.
 Said sale will be made, but without covenant or warranty, express or
implied, regarding title, possession, condition, or encumbrances,
including fees, charges and expenses of the Trustee and of the trusts
created by said Deed of Trust, to pay the remaining principle sums of
the note(s) secured by said Deed of Trust.  The current beneficiary of
the Trust Deed as of the date of this notice is: Bank of America, N.a.
and the record owners of the property as of the recording of the
Notice of Default is/are: Douglas D Chipman and Cindy Kaye Chipman.
