	The following described property will be sold at public auction to
the highest bidder, payable in lawful money of the United States at
the time of the sale, at the front steps of the Carbon County
Courthouse at 149 East 100 South, Price, Carbon County, Utah, on
October 31, 2012 at the hour of 11:30 a.m. of said day, for the
purpose of foreclosing a Trust Deed originally executed by Calloway C.
Guymon and Brandi L. Guymon, Trustors, in favor of Utah Power & Light
Employee's Credit Union (now known as Utah Power Credit Union),
covering real property located at 430 Edgehill Drive, Sunnyside, Utah
84539, and more particularly described as:

Lot 17, Block 5, SUNNYSIDE SUBDIVISION, PLAT "B", according to the
official plat thereof filed April 19, 1977 in Book 3 of Plats at Page
164, commonly known as 430 Edgehill Drive, Sunnyside, Utah.

Subject to easements, reservations and restrictions however evidenced.

	The current beneficiary of the trust deed is Utah Power Credit Union
and the record owner of the property as of the recording of the notice
of default is Calloway C. Guymon and Brandi L. Guymon. This Trust Deed
is recorded as Entry Number 107932 of the records of the Carbon County
Recorder. Bidders must be prepared to tender to the trustee $5,000.00
at the sale and the balance of the purchase price by 12:00 noon the
day following the sale.  Both payments must be in the form of a
cashier's check or certified funds.

	The trustee maintains a bona fide office in the state meeting the
requirements of Subsection 57-1-21(1)(b).  The address of the office
of the trustee is P.O. Box 25786, Salt Lake City, UT 84125-0786.  The
hours during which the trustee can be contacted regarding the notice
of default are 8:30 a.m. to 5:00 p.m., Monday through Friday, with the
exception of legal holidays.  The trustee may be contacted by
telephone during these hours at (801) 972-0307.
