NOTICE OF TRUSTEE'S SALE

	The following described real property will be sold at public auction
to the highest bidder, purchase price payable in lawful money of the
United States of America at the time of sale, 111 at the main entrance
of the Seventh Judicial District Courthouse, 149 East 100 South,
Price, Utah, on Monday,  October 22, 2012, at the hour of 12:00 noon
of that day for the purpose of foreclosing a deed of trust originally
executed by Irma J. Scarlet, in favor of Mortgage Electronic
Registration Systems, Inc., as nominee for Stearns Lending, Inc., its
successors and assigns, covering real property located at
approximately 448 East 400 South, Price, Carbon County, Utah, and more
particularly described as:

BEGINNING AT A POINT 127.5 FEET WEST OF THE NORTHEAST CORNER OF THE
NORTHWEST QUARTER OF THE SOUTHEAST QUARTER OF SECTION 21, TOWNSHIP 14
SOUTH, RANGE 10 EAST, SLB&M AND RUNNING THENCE SOUTH TO THE NORTH LINE
OF THE D.&R.G.W. RAILROAD RIGHT-OF-WAY; AND RUNNING THENCE
NORTHWESTERLY ALONG SAID RIGHT OF WAY TO A POINT 85 FEET SOUTH AND
67.5 FEET WEST OF BEGINNING; THENCE NORTH 85 FEET; THENCE EAST 67.5
FEET TO THE POINT OF BEGINNING.   1-2178

	The current beneficiary of the trust deed is JPMorgan Chase Bank,
National Association, and the record owner of the property as of the
recording of the notice of default is Irma J. Scarlet.  The trustee's
sale of the aforedescribed real property will be made without warranty
as to title, possession, or encumbrances.  Bidders must be prepared to
tender $20,000.00 in certified funds at the sale and the balance of
the purchase price in certified funds by 10:00 a.m. the following
business day.  The trustee reserves the right to void the effect of
the trustee's sale after the sale based upon information unknown to
the trustee at the time of the sale, such as a bankruptcy filing, a
loan reinstatement, or an agreement between the trustor and
beneficiary to postpone or cancel the sale.  If so voided, the only
recourse of the highest bidder is to receive a full refund of the
money paid to the trustee.  THIS IS AN ATTEMPT TO COLLECT A DEBT. ANY
INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE.
