NOTICE OF TRUSTEE'S SALE
The following described real property will be sold at public auction to the highest bidder, purchase price payable in lawful money of the United States of America at the time of sale, 111 at the main entrance of the Seventh Judicial District Courthouse, 149 East 100 South, Price, Utah, on Wednesday, June 27, 2012, at the hour of 12:00 noon of that day for the purpose of foreclosing a deed of trust originally executed by Michael P. Watson, in favor of Washington Mutual Bank, FA, covering real property located at approximately #80 Aspen Cove Drive, Scofield, Carbon County, Utah, and more particularly described as:
ALL OF LOT 80, PHASE III, ASPEN COVE AT SCOFIELD, PLAT "C", (MOUNTAIN RIDGE ESTATES), ACCORDING TO THE OFFICIAL PLAT THEREOF, RECORDED IN BOOK 5 OF PLATS, AT PAGE 42, RECORDS OF CARBON COUNTY RECORDER.
EXCEPTING THEREFROM ALL OIL, GAS AND OTHER MINERALS AND MINERAL RIGHTS IN AND TO SAID LANDS. 2A-0051-0080
The current beneficiary of the trust deed is JPMorgan Chase Bank, National Association, and the record owner of the property as of the recording of the notice of default is Â½ Interest: Jenefer Lynn Hendricks and Dennis Erin Hendricks, Trustees of the Jenefer Lynn Hendricks Trust, dated October 29, 2008 and Â½ Interest: Michael P. Watson. The trustee's sale of the aforedescribed real property will be made without warranty as to title, possession, or encumbrances. Bidders must be prepared to tender $20,000.00 in certified funds at the sale and the balance of the purchase price in certified funds by 10:00 a.m. the following business day. The trustee reserves the right to void the effect of the trustee's sale after the sale based upon information unknown to the trustee at the time of the sale, such as a bankruptcy filing, a loan reinstatement, or an agreement between the trustor and beneficiary to postpone or cancel the sale. If so voided, the only recourse of the highest bidder is to receive a full refund of the money paid to the trustee. THIS IS AN ATTEMPT TO COLLECT A DEBT.
