IMPORTANT NOTICE TO PROPERTY OWNER. YOU ARE IN DEFAULT UNDER A DEED OF
TRUST DATED January 30, 2007. UNLESS YOU TAKE ACTION TO PROTECT YOUR
PROPERTY, IT MAY BE SOLD AT A PUBLIC SALE. IF YOU NEED AN EXPLANATION

11:30 AM, James H. Woodall, as duly appointed Trustee under a Deed of
Trust recorded February 5, 2007, as Entry No. 121692, in Book 638, at
Pages 610, of the Official Records in the office at the County
Recorder of CARBON County, State of Utah executed by DONDRA J. NANCE,
A MARRIED WOMAN WILL SELL AT PUBLIC AUCTION TO THE HIGHEST BIDDER,
PAYABLE IN LAWFUL MONEY OF THE UNITED STATES AT THE TIME OF SALE.
SUCCESSFUL BIDDERS MUST TENDER A DEPOSIT OF $20,000 IN CERTIFIED FUNDS
TO THE TRUSTEE AT THE TIME OF SALE, WITH THE BALANCE DUE BY NOON THE
FOLLOWING BUSINESS DAY, AT THE OFFICE OF THE TRUSTEE. AT THE MAIN
ENTRANCE OF THE CARBON COUNTY DISTRICT COURT 149 EAST 100 SOUTH,
PRICE, UTAH all right, title, and interest conveyed to and now held by
it under said Deed of Trust in the the property situated in said

FEET NORTH OF THE SOUTHWEST CORNER OF LOT 2, BLOCK 7, LOCAL SURVEY OF
SECTION 16, TOWNSHIP 14 SOUTH, RANGE 10 EAST, SALT LAKE BASE AND
MERIDIAN, AND RUNNING THENCE NORTH 84.87 FEET; THENCE EAST 210 FEET;
THENCE SOUTH 84.87 FEET; THENCE WEST 210 FEET TO BEGINNING. The street
address and other common designation of the real property described
above is purported to be: 262 North 100 West Price, UT 84501 The
undersigned Trustee disclaims any liability for any incorrectness of
the street address and other common designation, if any, shown herein.
Said sale will be made without covenant or warranty, express or
implied, regarding title, possession, condition, or encumbrances,
including fees, charges, expenses of the Trustee and of the trusts
created by said Deed of Trust, to pay the remaining principle sums of
the note(s) secured by said Deed of Trust. The current beneficiary of
the Deed of Trust as of the date of this notice is WELLS FARGO BANK,
