notset Loan No. xxxxx6224. IMPORTANT NOTICE TO PROPERTY OWNER: YOU ARE
IN DEFAULT UNDER A DEED OF TRUST, DATED June 19, 2007. UNLESS YOU TAKE
ACTION TO PROTECT YOUR PROPERTY, IT MAY BE SOLD AT A PUBLIC SALE. IF

LAWYER. On March 02, 2012, at 11:00am, James H. Woodall, as duly
appointed Trustee under a Deed of Trust recorded June 22, 2007, as
Instrument No. 124078, in Book 648, Page 556-568, of the Official
Records in the office at the County Recorder of Carbon County, State
of Utah, executed by Paul A. Crespin, Jr., Individually, will sell at
public auction to highest bidder, payable in lawful money of the
United States at the time of sale. Successful bidders must tender a
deposit of $5,000 in certified funds to the trustee at the time of
sale, with the balance due by noon the following business day, at the
office of the Trustee. At the main entrance of the carbon county
district court 119 E. 100 S. Price Utah all right, title and interest
conveyed to and now held by it under said Deed of Trust in the
property situated in said County and State described as: Beginning at
a point 478.5 feet, west and 119.5 feet north of the southeast corner
of section 25, T13S, R9E, SLBM; thence north 194 feet to the southwest
corner of lot 2, block 3, spring glen townsite; thence west 15.5 feet;
thence north 221.5 feet; thence 34.5 feet; thence south 27 feet;
thence west 131 feet, more or less to the Denver and rio grande
railroad right of way; thence southeasterly along said right of way to
a point 149 feet, more or less, due west of point of beginning; thence
east 149 feet, more or less to the point of beginning. Also, a right
of way for egress and ingress over and across the following: beginning
204.5 feet west of the northeast corner of lot 3, block 3, spring glen
townsite survey, thence south 10 feet; thence west 25.5 feet; thence
north 10 feet; thence east 25.5 feet to the point of beginning.The
street address and other common designation of the real property
described above is purported to be: 2095 West 4100 North Helper  Ut 
84526. Estimated Total Debt as of March 02, 2012 is $97,824.15. The
undersigned Trustee disclaims any liability for any incorrectness of
the street address and other common designation, if any, shown herein.
Said sale will be made without covenant or warranty, express or
implied, regarding title, possession, condition or encumbrances,
including fees, charges and expenses of the Trustee and of the trusts
created by said Deed of Trust, to pay the remaining principal sums of
the note(s) secured by said Deed of Trust.  The current beneficiary of
the Trust Deed as of the date of this notice is: Bank of America,
N.a., Successor By Merger To Bac Home Loans Servicing, Lp Fka
Countrywide Home Loans Servicing Lp. The record owner of the property
