Notice Of Trustee's Sale
The real property described below and situated in Carbon County, Utah
will be sold at public auction to the highest bidder, payable in
lawful money of the United States at the time of sale, in the front
entrance of the Carbon County Courthouse, 149 East 100 South, Price,
Utah 84501 on FebruaryÂ 22, 2012 at the hour of 11:00 a.m. The sale
is for the purpose of foreclosing the Deed of Trust (the "Deed of
Trust") dated JulyÂ 20, 1999 and executed by STEVEN J. BECK and
TRACY BECK, as Trustor and granted and conveyed to WASHINGTON FEDERAL,
formerly Washington Federal Savings, as Beneficiary and Trustee. The
Deed of Trust was recorded on JulyÂ 26, 1999 as Entry No.Â 75548
in BookÂ 439 at PagesÂ 464-472 in the Official Records of the
County Recorder of Carbon County, Utah. W.Â Jeffery Fillmore has
been appointed Successor Trustee under the Deed of Trust.
The property subject to the Deed of Trust is situated in Carbon
County, Utah and is more particularly described as follows:
LOT 34, CREDIT UNION ADDITION TO HELPER CITY, ACCORDING TO THE
OFFICAL PLAT THEREOF.
TOGETHER WITH all improvements, easements, rights, appurtenances,
rents, royalties, mineral, oil and gas rights and profits, water
rights and stock and all fixtures.
For information purposes only the Property has a reputed address of
107 South 200 East, Helper, Utah 84526 and tax parcel ID No.
1A-1265-34. The current beneficiary of the Deed of Trust is
Washington Federal and the record owner of the Property as of the
recording of the Notice of Default and Election to Sell is Tracy Beck.
The Trustee's sale will be made without covenant or warranty,
express or implied, regarding title, possession or encumbrances.
Bidders must tender a $5,000 deposit to the Successor Trustee at the
time of sale and the balance of the purchase price by 12:00 noon the
day following the sale unless other arrangements are made with the
Trustee. The deposit must be in the form of a cashier's check or bank
official check payable to Washington Federal. The balance must be in
the form of a wire transfer, cashier's check or bank official check
(credit union official checks are not accepted) payable to Washington
Federal. Cash payments are not accepted. A trustee's deed will be
delivered to the successful bidder within three business days after
receipt of the amount bid.
The purpose of this notice is to collect a debt and any information
obtained may be used for that purpose.
