 Notice is hereby given that on the 28th day of December, 2011, at the
hour of 3:00 pm near the front door of the Carbon County Courthouse
located at 149 East 100 South, Price, UT 84501\ the undersigned, Edwin
B. Parry, Attorney at Law, Trustee, acting pursuant to the power of
sale conferred in that Trust Deed originally executed by Jolynne Z.
Prazen with Utah Mortgage Center, Inc., as the original beneficiary,
the current beneficiaries of the trust deed are: Paul Rubey and James
Rubey as Joint Tenants, and the record owner of the property as of the
recording of the notice of default is Jolynne Z. Prazen,  will sell at
public auction to the highest bidder the interest conveyed to the
Trustee in that Trust Deed filed for record in the office of the
County Recorder of Carbon County, State of Utah, on February 17, 1999,
as  Entry No. 00072167 in Book 00429 at Page 00225 - 00228, the 
property therein mentioned and described, purported to be located at
232 Duchesne, Helper, UT 84526. The undersigned disclaims liability
for any error in the purported address), being more particularly
described as follows:
 
 	Legal Description: 	ALL OF LOTS 7 AND 8, BLOCK 3, NEWHELPER
TOWNSITE, ACCORDING TO THE OFFICIAL PLAT THEREOF, RECORDED IN BOOK A
OF PLATS, AT PAGE 29, RECORDS OF THE CARBON COUNTY RECORDER.
 
 Tax ID #: 1A-0610
 
 	Purchase price payable at the time and place of sale in lawful money
of the United States.  The sale will be made with out covenant or
warranty regarding title, possession or encumbrances, for the purpose
of paying the obligation secured by such Trust Deed, including fees,
charges and expenses of the Trustee, and sums, if any, expended under
its terms thereof, and interest thereon.
 
 	Successful bidder must tender to Trustee a $5,000.00 deposit in
certified funds/cashier's check at time of sale. Deposit is
non-refundable and retained as damages if balance not paid within 24
hours of sale.
