Loan No. xxxxxx2824. IMPORTANT NOTICE TO PROPERTY OWNER: YOU ARE IN
DEFAULT UNDER A DEED OF TRUST, DATED July 06, 2007. UNLESS YOU TAKE
ACTION TO PROTECT YOUR PROPERTY, IT MAY BE SOLD AT A PUBLIC SALE. IF

appointed Trustee under a Deed of Trust recorded July 13, 2007, as

executed by Johnnie L Espinoza and Erlinda Espinoza, Husband And Wife,
As Joint Tenants, will sell at public auction to highest bidder,
payable in lawful money of the United States at the time of sale.
Successful bidders must tender a deposit of $5,000 in certified funds
to the trustee at the time of sale, with the balance due by noon the
following business day, at the office of the Trustee. At the main
entrance of the carbon county district court 119 E. 100 S. Price Utah
all right, title and interest conveyed to and now held by it under
said Deed of Trust in the property situated in said County and State
described as: The south 30 feet of lot 17, and all of lots 18, 27 and
28, block 6, highschool subdivision, of lots 4-5-7-10, block 11, local
survey, according to the official plat thereof, recorded in book a of
plats, at page 20, on file and of record in the office of the Carbon
county recorder *01-1233-0000, 01-1234-0000. The street address and
other common designation of the real property described above is
purported to be: 251 North 4th Avenue Price  Ut  84501. Estimated
Total Debt as of November 21, 2011 is $118,207.68. The undersigned
Trustee disclaims any liability for any incorrectness of the street
address and other common designation, if any, shown herein. Said sale
will be made without covenant or warranty, express or implied,
regarding title, possession, condition or encumbrances, including
fees, charges and expenses of the Trustee and of the trusts created by
said Deed of Trust, to pay the remaining principal sums of the note(s)
secured by said Deed of Trust.  The current beneficiary of the Trust
Deed as of the date of this notice is: Lpp Mortgage Ltd.. The record
owner of the property as of the recording of the Notice of Default
