IMPORTANT NOTICE TO PROPERTY OWNER. YOU ARE IN DEFAULT UNDER A DEED OF
TRUST DATED 4/13/95. UNLESS YOU TAKE ACTION TO PROTECT YOUR PROPERTY,
IT MAY BE SOLD AT A PUBLIC SALE. IF YOU NEED AN EXPLANATION OF THIS
PROCEEDING, YOU SHOULD CONTACT A LAWYER. On 3/14/11, at 11:00 a.m.,
James H. Woodall, as duly appointed Trustee under a Deed of Trust
recorded April 13, 1995, as Entry No. 00049588 in Book 00356 at Page
00378-00382 of the Official Records in the office at the County
Recorder of Carbon County, State of Utah executed by Philip J. Howa,
and Sandra K. Howa, husband and wife WILL SELL AT PUBLIC AUCTION TO
THE HIGHEST BIDDER, PAYABLE IN LAWFUL MONEY OF THE UNITED STATE AT THE
TIME OF SALE. SUCCESSFUL BIDDERS MUST TENDER A DEPOSIT OF $5,000 IN
CERTIFIED FUNDS TO THE TRUSTEE AT THE TIME OF SALE, WITH THE BALANCE
DUE BY NOON THE FOLLOWING BUSINESS DAY, AT THE OFFICE OF THE TRUSTEE.

104 feet; thence East 90 feet; more or less, the Westerly right-of-way
line of the frontage road; thence Northwesterly along said line 10
feet, more or less to a point lying 546 feet South and East 659.15
feet, more or less, from said Northwest corner of the Northeast
quarter of the Southwest quarter; thence West 180 feet, more or less,
to a point lying 546 feet South and 616.3 feet East of said Northwest
corner of the Northeast quarter of the Southwest quarter; thence South
114 feet; thence East 101 feet to the point of beginning. Situate in
Carbon County, State of Utah. The street address and other common
designation of the real property described above is purported to be:
102 West 200 North  Helper, UT 84526 The undersigned Trustee disclaims
any liability for any incorrectness of the street address and other
common designation, if any, shown herein. Said sale will be made
without covenant or warranty, express or implied, regarding title,
possession, condition, or encumbrances, including fees, charges,
expenses of the Trustee and of the trusts created by said Deed of
Trust, to pay the remaining principle sums of the note(s) secured by
said Deed of Trust. The current beneficiary of the Trust Deed as of
