BREWER IMPORTANT NOTICE TO PROPERTY OWNER. YOU ARE IN DEFAULT UNDER A
DEED OF TRUST DATED July 28, 2003. UNLESS YOU TAKE ACTION TO PROTECT
YOUR PROPERTY, IT MAY BE SOLD AT A PUBLIC SALE. IF YOU NEED AN
EXPLANATION OF THIS PROCEEDING, YOU SHOULD CONTACT A LAWYER. On
November 2, 2010, at 11:00 a.m., James H. Woodall, as duly appointed
Trustee under a Deed of Trust recorded August 5, 2003, as Entry No.
100272 in Book 542 at Page 66 of the Official Records in the office at
the County Recorder of Carbon County, State of Utah executed by Brett
W. Brewer WILL SELL AT PUBLIC AUCTION TO THE HIGHEST BIDDER, PAYABLE
IN LAWFUL MONEY OF THE UNITED STATE AT THE TIME OF SALE. SUCCESSFUL
BIDDERS MUST TENDER A DEPOSIT OF $5,000 IN CERTIFIED FUNDS TO THE
TRUSTEE AT THE TIME OF SALE, WITH THE BALANCE DUE BY NOON THE
FOLLOWING BUSINESS DAY, AT THE OFFICE OF THE TRUSTEE. At the main
entrance of the Carbon County District Court, 149 East 100 South,
Price, Utah all right, title, and interest conveyed to and now held by
it under said Deed to Trust in the the property situated in said
County and State described as: Legal Description attached as Exhibit
"A" Exhibit A Lot 5, Quail Hollow Estates P.U.D., a Planned Unit
Development according to the official plat thereof, recorded in Book 4
of Plats at Page 226, records of Carbon County, Utah. Together with
the right of use of all common areas, as shown on said plat, for all
lawful purposes, including, but not limited to, ingress and egress,
parking, utilities, construction and maintenance. Also, together with
the right of membership in the Quail Hollow Homeowners Association, as
defined and described in the Declaration of Protective Covenants and
Restrictions of Quail Hollow, recorded September 16, 1981 in Book 210
at Page 478, Entry #160263, and together with and subject to all other
rights, privileges, conditions and responsibilities as defined and
described in said declaration. Tax Serial No.: 2-1588-5 The street
address and other common designation of the real property described
above is purported to be: 1642 South 1930 East Price, UT 84501 The
undersigned Trustee disclaims any liability for any incorrectness of
the street address and other common designation, if any, shown herein.
Said sale will be made without covenant or warranty, express or
implied, regarding title, possession, condition, or encumbrances,
including fees, charges, expenses of the Trustee and of the trusts
created by said Deed of Trust, to pay the remaining principle sums of
the note(s) secured by said Deed of Trust. The current beneficiary of
the Trust Deed as of the date of this notice is American Home Mortgage
Servicing, Inc. as servicer for Deutsche Bank National Trust Company,
as Trustee for Argent Securities Inc., Asset-Backed Pass-Through
Certificates, Series 2003-W3 The record owner of the property as of
the recording of the Notice of Default is Brett W. Brewer Dated:
