No. 40419032 IMPORTANT NOTICE TO PROPERTY OWNER. YOU ARE IN DEFAULT
UNDER A DEED OF TRUST DATED February 27, 1997. UNLESS YOU TAKE ACTION
TO PROTECT YOUR PROPERTY, IT MAY BE SOLD AT A PUBLIC SALE. IF YOU NEED

September 21, at 11:00 a.m.,, James H. Woodall, as duly appointed
Trustee under a Deed of Trust recorded February 27, 1997, as Entry No.
00058884 in Book 00385, Page 00044-00050 of the Official Records in
the office at the County Recorder of Carbon County, State of Utah
executed by Clinton R. Sanderson And Clinton D. Sanderson WILL SELL AT
PUBLIC AUCTION TO THE HIGHEST BIDDER, PAYABLE IN LAWFUL MONEY OF THE
UNITED STATE AT THE TIME OF SALE. SUCCESSFUL BIDDERS MUST TENDER A
DEPOSIT OF $5,000 IN CERTIFIED FUNDS TO THE TRUSTEE AT THE TIME OF
SALE, WITH THE BALANCE DUE BY NOON THE FOLLOWING BUSINESS DAY, AT THE
OFFICE OF THE TRUSTEE. At the main entrance of the Carbon County
District Court 149 East 100 South, Price, Utah all right, title, and
interest conveyed to and now held by it under said Deed to Trust in
the the property situated in said County and State described as:
Beginning at the northwest corner of lot 3, block 11, Price townsite
survey; and running thence south 164.5 feet; thence east 164.5 feet;
thence north 164.5 feet; thence west 164.5 feet to the point of
beginning. The street address and other common designation of the real
property described above is purported to be: 200 South 326 East Price,
UT 84501 The undersigned Trustee disclaims any liability for any
incorrectness of the street address and other common designation, if
any, shown herein. Said sale will be made without covenant or
warranty, express or implied, regarding title, possession, condition,
or encumbrances, including fees, charges, expenses of the Trustee and
of the trusts created by said Deed of Trust, to pay the remaining
principle sums of the note(s) secured by said Deed of Trust. The
current beneficiary of the Trust Deed as of the date of this notice is
Green Tree Financial Servicing Corporation The record owner of the
property as of the recording of the Notice of Default are Clinton R.
